Our Roofing Services Cover and What Needs a Separate Agreement

We handle roof inspections, repairs, and replacements for homes in Burlington and nearby Vermont towns. Our work includes tearing off old shingles, installing underlayment, flashing, drip edge, and new roofing material.

We follow the Vermont Fire and Building Safety Code and the adopted residential code. For projects in Burlington, we coordinate with the City of Burlington Department of Permitting and Inspections to confirm zoning and building permit review.

We also comply with OSHA 29 CFR 1926.501, using fall protection at six feet and above. Debris disposal follows Vermont Solid Waste Management Rules.

If your home was built before 1978, we apply the EPA Renovation, Repair and Painting Rule for applicable coatings.

What is not included? Structural framing repairs, chimney masonry, skylight replacement, solar panel removal or reinstallation, and interior water damage repairs require a separate agreement.

We also do not handle mold remediation or insulation work unless we specifically add it in writing. Any work outside the signed estimate needs a written change order before we start.

If you are unsure whether your project falls within our scope, ask us before we begin. We will tell you clearly what we can do and what needs another contractor.

How We Schedule Roofing Appointments and Handle Cancellations

Once you accept our estimate, we contact you to set a start date. We usually provide a window of arrival for the crew, often in the morning.

If weather delays work, we call or text you as soon as we know. For cancellations or rescheduling, we ask for at least 24 hours’ notice so we can adjust our schedule.

If you cancel with less notice, we may need to charge a fee to cover crew time, but we will tell you before that happens.

If you want to change the scope of work after we start, we stop and write a change order. That document lists the new work, any added cost, and a new timeline.

We do not proceed until you sign it. This protects both of us from misunderstandings.

For emergency repairs, we try to respond quickly, but scheduling depends on crew availability and safety. We do not start work in unsafe conditions, such as high winds or lightning. If we need to postpone, we will give you a new date as soon as possible.

How Roofing Estimates Work and When Payment Is Due

We provide a written estimate after inspecting your roof. The estimate lists materials, labor, timeline, and any known conditions.

It does not include hidden damage; if we find rot or structural issues, we will stop and give you a revised quote. We do not invent prices here, but your estimate will state the total.

Payment terms are also in the estimate. Typically, we ask for a deposit before ordering materials, with the balance due when the work is complete.

For larger jobs, we may set up progress payments. We accept checks and major credit cards, but confirm with our office.

Any change to the scope requires a signed change order before we continue. That change order may adjust the price and schedule.

We do not perform extra work without your written approval. If you have questions about the estimate, ask before signing.

We want you to understand every line. If you need financing, we can refer you to a lender, but we do not offer financing ourselves. All payments are due as stated in the estimate. Late payments may pause work.

Our Workmanship Warranty for Roofing Installations

We stand behind our roofing installation work. For full roof replacements, we offer a workmanship warranty that covers defects in our labor and installation methods.

The specific duration is written in your contract. We also pass along any manufacturer material warranties.

If a problem arises from our work, contact us and we will inspect it. If the issue is covered, we will repair or replace it at no cost to you.

What voids coverage? Damage from storms, hail, or fallen trees is not covered by our workmanship warranty; that is typically an insurance matter.

Improper maintenance, such as failing to clear debris, can void coverage. If another contractor modifies or repairs our work, the warranty may be void.

Also, if you pressure wash your roof or use harsh chemicals, that can damage materials and void coverage. We do not cover leaks caused by pre-existing conditions or structural movement.

We will explain the warranty in plain English before you sign. If you have questions later, call us. We keep records of your installation.

Limits of Liability for Our Roofing Services

Our liability for any roofing service is limited to the amount you paid for that service. We are not responsible for pre-existing conditions, such as hidden rot, faulty framing, or previous poor workmanship.

We follow the Vermont Fire and Building Safety Code and the adopted residential code. For Burlington projects, we comply with zoning and building permit review to confirm project scope.

We also meet OSHA 29 CFR 1926.501, using fall protection at six feet and above. We dispose of roofing debris according to Vermont Solid Waste Management Rules.

If your home was built before 1978, we follow the EPA Renovation, Repair and Painting Rule for applicable coatings.

We are not liable for damage to landscaping, driveways, or siding that is not part of the roofing scope, unless we cause it through negligence. We are not liable for delays due to weather, material shortages, or permit issues.

We carry general liability insurance and workers’ compensation. If you have concerns, ask for our certificate of insurance.

By signing our estimate, you agree to these limits. This does not waive any rights you have under Vermont law.
